Do you remember the old Valhalla Inn off the 27/427 Highway in Etobicoke? Well there has been alot of activity along the 427 Corrider in the last few years and Condos have been a big part of this development. A Loblaws Superstore certainly added to the convenience. Corporate entities like Baku,  Auto Trader, Metro Warehouses etc. Coming soon to Cloverdale Mall 250 The East Mall will be another multiple high rise site consisting of 24-48 storey buildings housing over 4000 units. 

If you are looking to purchase a condo in Etobicoke 1-9 Valhalla Inn Rd offers a lot of activity in the recent months. This report is based upon all units sold, listed or terminated since July 1 2021 till November same year. All this activity can only result in prices increasing in older buildings as the new concepts fight for occupancy. Will there be a glut of condos, affordable living units in this Eatonville community? Will this cause prices to go down. Recent history has not proven this theory for condos in Etobicoke , especially newer lifestyle properties. 

The facts are this: We have seen 59.46% of of the 37 new listings sell, resulting in 22 sales. We have not seen any other sales. Of the 37 new properties listed, 24.32% have now become withdrawn, resulting in 9 listing that are no longer available to buyers. We have seen 11 properties sell for above the value that they were listed at and 11 properties sell for under the value that they were listed at. There has been an average days on market of 16 and we are seeing a median days on market of 13. There has also been an average asking to selling ratio of 1.0467 and a median asking to selling ratio of 1.0198 at this time. At this time we are seeing an average sales price of $575,991, a median sales price of $572,450 and a total sales volume of $12,671,800.

Currently there are 6 units available.  The building names are Thunderbird and Triumph.

The access to Toronto and all of the GTA is quick and efficient. To the north 5 minutes away is the International Airport and to the South is the Gardiner Expressway to Downtown Toronto and Sherway Gardens. The QEW to Mississauga and beyond Oakville, Burlington and Hamilton lies south of the Towers as you go south than west.
